Property Caretaker in Los Ojos, NM – January 1, 2007 through June 18, 2008

· January 2007 assumed position of Property Caretaker for 2,400 square foot residence at Heron Lake in Northern New Mexico and currently Caretaker there through June 17, 2008.

Responsibilities: Hired mainly to assure property had ongoing daily security. Owners wanted someone to be here in their absence. However, I also handled light handyman repairs and reacted to and handled various emergencies to their satisfaction the first year I lived here which resulted in the owners asking me back for another year as property manager. Since I have returned in Sept of 2007 I have been managing several construction projects. I obtained bids, hired the contractors and have been monitored their work and reporting back to the owners in Germany for the following projects:

· Installation of new well water system (water system froze up in January 2007 right after I arrived)
· Installation of new septic system
· Installation of a rain gutter system with heat tape
· Installation of new wood stove with newly constructed platform for stove
· Wall repairs due to rain damage
· Construction of new downstairs bathroom
· Installation of about 1,000 feet of new ceramic tile downstairs
· Installation of Reverse Osmosis system

The minor repairs I perform around the house for are for maintenance of water treatment system (we are on a well), clean out shower heads due to rust build-up, clean out faucet tip filters that get clogged with rust and grime, rinse and clean septic filter, caulking, repair small wood damage jobs on doors with wood putty, and I also paint where required. I am pretty flexible and perform pretty much any light repairs that crop up. If something more major or complicated happens I call a local contractor for those repairs.

I have a very good aptitude for learning and have the motivation to improve my skills. I have adequate handyman skills for doing minor household, building, and property repairs. I am also willing to learn new skills and work with other skilled people to further develop my handyman skills. I like variety and enjoy a mix of duties-responsibilities.

Important Note: I am at Rancho Rechiso through October 7, 2009. Rancho Rechiso is off-grid and out of the cell zone, so I will have to call you for any conversations-interviews, etc. The best way to contact me initially is by email and we can set-up a time to speak on the phone that way. I do have access to a satellite phone which can provide a 5-7 minute conversation before the signal is lost. Sometimes it works and sometimes not. So, another option would be to call you on the satellite phone for a short 5-minute conversation and set-up an interview time. I could then call you back on my cell phone from the nearest town that has cell reception at a pre-arranged time and day.
