Office work wanted: Looking to work in a mild climate for the winter or year long preferably. Long term employment is desired and I will relocate immediately to accommodate the position. Unlike many Managers, I look at this position as a career in itself, and strive to do the best job possible for my employer. 





As expressed in my resume, I am a dedicated and organized individual with an extensive background in property management. Problem solving and getting issues resolved as swiftly as possible are a priority which assist greatly in resident retention and a positive cash flow.

I bring office/maintenance management, supervisory, communication, financial, organizational, multi-tasking, marketing, sales, and people skills. My experience includes multi-family, single family and student housing (REIT) in the positions of Property Manager and Regional Manager. I believe that while maintaining a professional atmosphere is important, we need to not lose sight of also creating an enjoyable/fun atmosphere as well. This benefits both the staff and the residents for a productive relationship. I can honestly say that there are few situations (besides perhaps an earthquake or tornado) that I haven't been through at some point in my 20 years of managing properties.

MAJOR FUNCTIONS/STRENGTHS

Responsible for managing properties in compliance with State, Federal and local laws.

Perform duties with no supervision. Very hands on.

Ability to independently develop and use information necessary for sound managerial decision making.

Identify problems and create solutions.

Supervising staff within the properties for the benefit of the properties and their investors.

Retain budget control and increase NOI, improve occupancy rates.

CAREER OUTLINE

Responsible for performing/supervising overall operation: sales, leasing, marketing, advertising, research, maintenance, inspections, collections, posting, billing, receivables, budgeting, P & L, monthly and annual reporting to investors and agencies.

Negotiate, coordinate and administer agreements of contracts, budgets, leases and miscellaneous business, real estate and property management related documents.

Develop, approve and administer bid specifications, request proposals or other documents necessary to accomplish the related services.

Review rent collections, proposed settlements and strategies for resolution.

Develop and administer policies and procedures required to effectively and efficiently accomplish duties and responsibilities.

Overall management, supervision, reviewing, hiring and termination of key personnel. A portfolio of 23 multi family communities as Regional Manager. Property Manager of several communities including a 616 unit student facility and 350 single family homes.

Conventional, Section 8, Rural Development, HUD, MSHDA, Tax Credit and Student properties.

Serving as liaison between management and owners, investors, lenders, government agencies, etc.

Prepare, administer and monitor annual budgets.

Coordinate with Accounting, approve invoices and payroll to ensure timely expedition of payments and financial reports.

Monitor and complete comparison, variance and P & L reports, statements to ensure financial integrity.

KNOWLEDGE, SKILLS AND ABILITIES

Ability to plan, organize and implement standard and complex projects. Ability to effectively supervise others. Effective written and oral communication skills. Knowledge of the laws and regulations governing public agency, real estate and management. Knowledge of economics, finance and procedures. Knowledge of business related theories and practices including: economics, finance, accounting, etc. Knowledge of and ability to operate general business equipment including: calculators, copiers, fax, computers, etc.
